Newark’s Arts and Education District

In 2021, Mayor Ras Baraka announced the renaming of Washington Park as Harriet Tubman Square and unveiled plans to create an Arts and Education District that would enhance cultural and economic opportunity for Newark residents and businesses.

Bordering the square are the Newark Museum of Art, which is embarking on a development that includes retail, maker space, galleries, and new housing units; the grand, centuries-old Newark Library; Rutgers Business School; and Berkeley College. New Jersey Performing Arts Center (NJPAC) is located just one block south.

Transportation Access

  • Newark Liberty International Airport: Daily non-stop flights to more than 95 US Cities and 79 international destinations.

  • Trains: All Northeast Corridor and Acela trains stop in Newark Penn Station, the midpoint between Boston and Washington, D.C.; NJTransit offers access to all of New Jersey and New York City; PATH Train; Newark Light Rail 

  • Highways: NJ Turnpike, Rte. 280/80, Garden State Parkway, Rte. 98. (4 hours or less to Philadelphia, Baltimore, Boston, and Washington, D.C.)

  • Port Newark: The original container port; one of the largest in the world and the largest on the East Coast.

Hi-Tech Infrastructure

Nearly 99% of businesses in New Jersey can access wired broadband at speeds of 25mbps or faster, with more than 98% having access to 100mbps or faster [in 2017].

Newark Fiber: The city offers internet connections at high speeds, with monthly rates of, e.g., 10-24 gigs for $1,500. This is a project managed by the City of Newark through Invest Newark.

From 2010-2020, the Newark Downtown District population increased by 37%. Nearly 1 in 5 downtown residents is between the age of 25 – 44. The median age is 35.

Residents downtown have a potential spend across retail and dining totaling $91.6 million annually, and existing retail sales total $549.1 million annually. Retail sales are primarily driven by approximately 1.2 million monthly visitors; and projections in June 2021 forecast increased foot traffic in the area, with visitation levels just 10% below 2019. In other words, this neighborhood is attracting residents while accommodating existing residents.

Even with pandemic setbacks, Newark’s Downtown and Arts and Education Districts are experiencing an uptrend in commercial, residential, and retail openings and planned construction. Since August 2021, 328 housing units and 101 hotel rooms have been created. About 1,000 housing units are under construction and roughly 8,000 units are in the pipeline for future development.

  • Walker House: Landmark loft rentals in the heart of downtown that opened in 2019 and includes 264 residential units, ground floor retail, and more than 50,000 sf of commercial space. 

  • Kislak Building: Adaptive reuse of the historic Kislak building opened in 2019 and offers 48 residential units and more than 5,000 sf of ground floor commercial/retail space. 

  • Riverfront Stadium: Redevelopment of this former minor league baseball stadium will break ground in 2022 and includes 4,200 residential units (200 affordable housing), up to 3,000 parking spaces, and at least 100,000 sf of hospitality or destination retail, co-working space, and publicly accessible green space.

  • NJPAC: The next phase of the 7.3-acre arts center development will break ground in 2022 and includes approximately 350 residential units, 15 townhomes and condos, a community center, and a cultural center. 

  • Newark Museum: Expansion of the campus into “Museum Parc” is scheduled to break ground in 2022 and includes 250 residential units, mixed-use public space, 2400 sf of retail, and a 4,000 sf gallery.

  • The Portnow (81-93 Orange St): Expected to break ground in Q4 2022; includes plans for 350 residential units, 177 parking spaces, 8,500 sf of retail, and 20,000 sf of amenity space.
